Duvall Riverside Village opened in the late 1970s and has grown over the years into a 25-site, resident-owned manufactured home community.
But that transition didn't happen overnight. They say the third time’s the charm, and for Duvall Riverside Village, that’s certainly the case. We tried, unsuccessfully, two times to purchase our community — most recently in 2007. We had a willing seller, and a willing buyer, but when the conventional sale required 20 percent down, the deal fell through. The third attempt, however, proved successful, and with the help of Northwest Cooperative Development Center and ROC USA, we were able to take control of our futures and now enjoy the security of knowing we can’t be kicked out of or homes.On December 27, 2012, we purchased and were able to take control of our community.
Now, Duvall Riverside Village is not only a successful business, but also a thriving neighborhood. The process of the cooperative buying the land beneath our homes brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.
Our member households elect our board of directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The board submits a budget every year, and the entire membership votes on it and any changes to the rent before the budget becomes official. We're not only happy with our decision to become a ROC, but also proud. We're running the multi-million dollar business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.
Duvall Riverside Village couldn't be better situated. We’re located right in downtown Duvall, walking distance from the city library, excellent restaurants and lots of small shops. Duvall is known for its great outdoor activities including skiing, hiking, and beautiful parks and beach areas. Our town puts on events in the summer that really bring the community together. We're just a five minute walk to a metro stop, and it's only a 45minute bus ride to downtown Seattle.
Since we voted to become a resident-owned community, we have worked hard to improve our community. We've put up new signs, repaired our roads, increased the number of street lights and so much more. Our social committee even holds barbecues in the summer, that bring our community that much closer together. Simple events like this make our little neighborhood have a real sense of community.
